Water Heater Repair for West Vancouver Homes, Including Larger Systems

Bigger homes often have more complicated hot water: two heaters, a recirculation loop, or a tank heated by the boiler. When something stops working, you need someone who traces the whole system instead of swapping the first part that looks worn.

Call 778-798-4343. Daniel, a licensed Class B gas fitter, leads every visit. Emergency calls get a same-day visit, at the same price any hour.

$169 diagnostic, nights and holidays included · Written quote first · 1-year workmanship warranty

The hot water systems we see in West Vancouver

Hot water in a West Vancouver house can come from several different setups, and each one fails in its own way. Knowing which one you have makes the first phone call much more useful.

System How it works What usually goes wrong
Large gas tank (60 to 75 gallon) A standard tank sized for several bathrooms Sediment, a failing gas valve or thermocouple, a leaking T&P valve
Two tanks working together Plumbed in series or in parallel to meet high demand One heater quietly fails, so hot water runs short instead of stopping
Indirect tank on a boiler The boiler heats the tank through a coil, with no burner of its own A zone valve, circulator pump or control issue rather than the tank itself
Gas tankless, single or paired Heats water on demand, sometimes two units side by side Scale, a dirty inlet filter, flow sensor faults or ignition errors
Recirculation loop A small pump keeps hot water moving to distant taps A failed pump or timer, so far bathrooms take minutes to get warm

When the tank is heated by your boiler

Many homes with hydronic or radiant heating use the boiler to make hot water too. If the hot water goes cold while the heat still works, or both go out together, the problem is usually on the boiler side: the zone valve for the tank, the circulator pump, the tank’s control or the boiler itself.

Because we repair boilers as well as water heaters, we can follow the fault across both. That avoids the common situation where one trade replaces a tank that was never the problem. Our boiler repair page explains the boiler side in more detail.

Useful detail when you call: tell us whether your heating still works. If heat works but hot water doesn’t, that points to the tank zone. If neither works, the boiler is the place to start.

Working across West Vancouver

British Properties and Chartwell

Large hillside homes, often with indirect tanks, recirculation and long pipe runs. Mechanical rooms are usually well laid out, which makes diagnosis faster once we know the setup.

Ambleside and Dundarave

A mix of older houses, newer rebuilds and low-rise condos. Older homes often still run a basement gas tank with chimney venting, while rebuilds lean toward tankless.

Caulfeild, Cypress Park and Horseshoe Bay

Further west, so we plan these visits with the likely parts on the truck. A photo of the rating label before we come saves a second trip.

Homes with suites or guest wings

A second heater serving a suite or wing is common. When hot water runs short in only one part of the house, we check that heater and its piping first.

Cost of water heater repair in West Vancouver

Diagnosis is $169, and that doesn’t change for evenings, weekends or holidays. After tracing the fault, we give you a written quote. On larger systems this may include options, such as repairing a pump now and planning a tank replacement later.

Repairs carry a 1-year workmanship warranty, and new installations also have the manufacturer’s warranty. Quotes for a new water heater are free, and financing is available on approved credit. Annual Maintenance Plan members get 15% off repairs and priority booking.

West Vancouver water heater questions

My heating works but there’s no hot water. What’s wrong?

If your tank is heated by the boiler, this usually points to the tank zone valve, the circulator pump or the tank control rather than the boiler itself. We diagnose both sides on the same visit.

Hot water takes ages to reach the far bathrooms. Can you fix that?

Often, yes. Most large homes have a recirculation pump with a timer or sensor. If the pump or timer has failed, replacing it brings back quick hot water at distant taps.

Do you work on homes with two water heaters?

Yes. When two heaters share the load and one fails, hot water runs short rather than stopping. We test each heater separately to find which one needs attention.

What does a service call cost?

The diagnostic visit is $169 at any hour, including nights, weekends and holidays. You approve a written quote before any repair work starts.

Do you come out to Horseshoe Bay and Caulfeild?

Yes. We cover all of West Vancouver, from Ambleside and Dundarave to the British Properties, Caulfeild and Horseshoe Bay.
