Why North Shore water heaters work harder in winter
North Vancouver’s tap water comes from the Capilano and Seymour reservoirs in the mountains just above the city. In winter that water arrives very cold, so a tank has to raise it further to reach the same temperature. A heater that kept up fine in September can start running out of hot water in January.
That doesn’t always mean something is broken. Before replacing anything, we check whether the burner or elements are firing at full output, whether sediment is taking up tank space, and whether the dip tube is still sending cold water to the bottom where it belongs.
Quick check you can do: if hot water runs out faster than usual but still gets hot, note how long a shower lasts and whether the tank is gas or electric. That alone narrows the problem a lot when you call.
Problems we fix most often on the North Shore
Pilot keeps going out
Usually a worn thermocouple or flame sensor. In homes with long or steep vent runs, we also check that the heater is getting enough combustion air and that the vent is drawing properly.
Power-vent unit won’t start
Common in newer townhomes where the heater vents through a side wall. Faults often come from the vent blower, the pressure switch or a blocked exterior terminal.
Leak in a closet or garage
A leaking T&P valve, drain valve or fitting can be replaced. A leak from the tank shell means replacement. In a condo or townhouse, shut the cold supply valve on top of the tank to protect the unit below.
Tankless error codes
Gas tankless units need their inlet filter cleaned and the heat exchanger flushed on schedule. Many error codes clear once that’s done, but we read the code history first.
North Vancouver homes and their water heaters
Lonsdale, Lower Lonsdale and Central Lonsdale
Lots of townhouses and low-rise strata buildings, with tanks in small closets or parkade storage rooms. Access, drain pans and strata rules all affect how a repair or replacement is planned.
Lynn Valley, Edgemont and Upper Lonsdale
Many 1960s to 1980s houses with basement gas tanks and chimney venting. When one of these older tanks fails, we check the vent and the gas line before recommending a like-for-like swap.
Deep Cove, Seymour and Blueridge
Houses on slopes and narrow streets, sometimes with the heater in a crawl space or lower level. We plan access before the visit so a replacement doesn’t turn into a two-day job.
Newer builds near Lynn Creek and Moodyville
More tankless and high-efficiency units here. These need a technician who reads error codes and understands condensing venting, not just standard tanks.

North Vancouver water heater questions
Why does my hot water run out faster in winter?
North Vancouver’s water comes from mountain reservoirs and arrives very cold in winter, so the heater has more work to do. Sediment build-up or a failing dip tube makes it worse. A diagnostic visit tells you which it is.
Can you repair a water heater in a strata townhouse?
Yes. We work in townhouses and low-rise strata buildings across Lonsdale and the District. Let us know if the strata needs notice or has rules about access or drain pans.
How much is a service call?
The diagnostic visit is $169 at any hour, including nights, weekends and holidays. The repair is quoted in writing before any work starts.
Do you come to Deep Cove and Lynn Valley?
Yes. We cover all of the City and District of North Vancouver, including Deep Cove, Lynn Valley, Edgemont, Seymour and Lonsdale.
Do you service tankless water heaters?
Yes. We repair and maintain gas tankless units, including Navien and Rinnai, and read the error code history before replacing parts.
