Water Heater Repair in Delta, With a Venting Check Built In
Many North Delta homes from the 1960s and 1970s started with a furnace and a water heater sharing one chimney. If the furnace has since been replaced with a high-efficiency model, the water heater may now be venting alone into a chimney that’s too big for it. That’s worth checking on any repair.

The “orphaned” water heater problem
A chimney sized for a furnace and a water heater together can be too large for the water heater on its own. Exhaust cools and moves slowly, the draft weakens, and the heater can spill exhaust or build up moisture and rust in the vent. Technicians call this an orphaned water heater.
Signs to watch for: rust or white residue around the draft hood on top of the tank, a pilot that goes out often, or a carbon monoxide alarm near the utility room. If your CO alarm sounds, leave the house and call 911 first.
On every Delta repair where the furnace has been upgraded, we check the draft and the vent. If the chimney needs a liner or the heater needs a different venting setup, we’ll explain the options and the price.
Other repairs we do often in Delta
- Pilot and thermocouple faults on standard gas tanks, often the quickest fix.
- Gas control valves on tanks that are otherwise in good condition.
- T&P valve leaks, which put water on the utility room floor.
- Sediment causing rumbling and short hot water supply.
- Power-vent blower faults on newer units vented through the wall.

North Delta, including Sunshine Hills, Scottsdale and Annieville, has many split-level and basement homes, often with the heater under the stairs or in a basement utility room. For Ladner and Tsawwassen, see our Ladner and Tsawwassen pages, since those homes tend to have different setups.

Delta water heater questions
What is an orphaned water heater?
It’s a water heater left venting alone into a chimney that was sized for both it and a furnace. After the furnace is upgraded, the chimney can be too large, which weakens the draft. We check for it on every repair in older homes.
My pilot keeps going out. Could venting be the cause?
Yes. A weak draft or poor combustion air can put the pilot out, especially after a furnace upgrade. A worn thermocouple is also common. We test both.
